The Waterfront Place on Yarrow Bay office building in Kirkland has been purchased by Talon Private Capital.

The Seattle investment firm paid $21.5 million for the three-story, 51,000-square-foot building on Lake Washington Boulevard Northeast, county records show. It was built in 2008 and is 84 percent leased, according to commercial real-estate database Officespace.com

Talon Private Capital was founded last year by industry veterans Bill Pollard and Jim Neal, who have recruited nearly 20 well-off families as investors. Waterfront Place is the firm's first acquisition.
